Sedona, Arizona Short Term Rental Research

RRC recently completed a short-term rental (STR) impact analysis for Yavapai County and the City of Sedona in Arizona, expanding our growing portfolio of STR research. Building on similar work in other communities, we profiled the region’s STR supply, analyzed its effects on the housing market and local economy, and surveyed residents and homeowners about how STRs operate in their neighborhoods.

Our team drew from a wide range of data sources, including assessor records from Yavapai and Coconino counties, AirDNA listings, taxable sales reports, and survey benchmarks from other destinations where RRC has studied STR trends. We combined these data with insights from government records and the area’s multiple listing service to better understand how STR activity shapes local economic conditions, home prices, and the availability of affordable housing. As with our earlier work in Colorado’s Summit County, Wyoming’s Teton County, and several Wisconsin counties, this study gave decision-makers a clear, objective look at a complex and often contentious issue.
